Since its launch in 2023, the Huizhi R&D Center in Bao’an District has established itself as an SRDI headquarters base and has already attracted 94 SRDI (specialized, refined, differentiated, and innovative) enterprises, 19 national-level “little giant” companies, and two listed companies, according to data released in June 2026.
With a total construction area of 310,000 square meters, the center sits adjacent to National Highway 107 and Bao’an Boulevard, offering a 30-minute commute to core cities in the Guangdong-Hong Kong-Macao Greater Bay Area (GBA) and a 15-minute drive to the Shenzhen airport and Dachan Bay Terminal. The strategic location ensures a seamless process for products from R&D and prototyping to export.

Beyond financial incentives, the center has partnered with universities, research institutions, investment platforms, and legal service agencies to offer a full-chain service ecosystem. This includes guidance on policy applications, resource matching, investment and financing connections, intellectual property protection, and brand globalization. For many businesses, moving into the center is less about renting an office and more about obtaining a “priority pass” to critical industrial resources.
The AI Toy Industry Innovation Center, being built at the Huizhi R&D Center, will provide specialized industrial space and supporting services for the clustering of the AI toy supply chain. It proposes a streamlined solution for the AI toy sector: bringing the entire supply chain together within a single building.
Building D, with a total area of 15,100 square meters and 112 R&D office units, is designed to bridge the gaps in the AI toy chain from initial concept to final transaction. The first floor will house a GBA AI Toy Public Selection Center for monthly sourcing events. The fourth floor offers “plug-and-play” units ranging from 95 to 107 square meters for algorithm teams and hardware solution providers. Floors 2-12 accommodate the AI+ Toy Industry Innovation Cluster; and the 13th floor provides high-end business spaces for roadshows and product launches.
Building D focuses on attracting large-model developers, chip manufacturers, IP brands, and technical solution providers. Adopting a “one policy for one enterprise” customized service model, resident companies can benefit from preferential rent and property management fees.
